Cabin Rental Terms & Conditions:
AGE RESTRICTIONS: You must be at least 21 years of age to rent Little Wolf Cabins. The person who signs in must have proof of age and must reside in the cabin for the entire length of stay.
CANCELLATIONS AND REFUNDS: Cancellations more than 30 days prior to arrival will receive a full refund. Cancellations made between 15 days and 29 days prior to arrival will receive a 50% refund. Cancellations made within 14 days of arrival will receive no refund. No refunds will be issued for non-working amenities, malfunctions in equipment (i.e, television, BBQ’s, fire pits, etc.). Guest also authorized agent to charge any expenses relating to intentional or reckless damage, cleaning of the unit beyond a normal cabin clean. Or theft of any property from the unit to the credit card on file.
PAYMENTS & FEES: All reservations require a 25% deposit at the time of reservation and the balance us due 30 days prior to arrival.There will be no refund for early departure for any reason.
CHECK-IN: Check-in time is at 4 pm, early check ins may be available but are not guaranteed and are unlikely unless the cabin is available and ready. You may check-in at any time between 4:00pm – 11:00pm.
CHECK-OUT: All properties must be vacated by 10:00 AM on the day of departure. Failure to do so may result in a late checkout fee of $75 per hour.
CABIN RENTAL OCCUPANCY & AMENITIES: All cabins come equipped with linens and towels, along with basic kitchenware and utensils. We also supply soap, dish detergent, the first roll of paper towels and toilet papers. Any additional toilet paper or paper towels will need to be supplied by the guest. We supply coffee & coffee filters. If you need maintenance during your stay, please contact Toni at 479-588-1343.. Occasional power outages are not uncommon in the mountains and are the responsibility of the local utility companies. We are not responsible and cannot compensate for weather conditions.
PETS: Pets are allowed for an additional $50 per pet/per stay fee. Please notify us if you are bringing a pet at the time of booking so we can charge accordingly.
SMOKING: Smoking is prohibited inside cabin. Failure to observe shall result in $150 fine.
LOST OR STOLEN ITEMS: Little Wolf Cabins, LLC is not responsible for lost, stolen or damaged items. If an item is left behind or lost by rental guest, Little Wolf Cabins, LLC can return such items to the rental guest at the rental guest’s expense.
INDEMNIFICATION: You hereby agree to indemnify and hold harmless Gebers LW LLC & Little Wolf Cabins and ATV Rentals and its related entities and their agents, employees, officers, directors, managers and servants, and the owner of the rental property, free from any claim or liability related to or in connection with the rental of the rental property, including, but not limited to, injuries, loss of property or damage to property, accidental or otherwise, incurred or suffered at or around the rental property from any causes whatsoever during your stay. You further understand and agree that neither Gebers LW LLC & Little Wolf Cabins and ATV Rentals nor the owner of the rental property shall be liable for any missing or stolen personal property or property left in the rental property by you or any of your guests, even in the event the property left in the rental property is picked up and returned by mail.
MISCELLANEOUS: Fireworks and firearms are not permitted on, in or around any rental property. Gebers LW LLC & Little Wolf Cabins and ATV Rentals reserves the right to enter and inspect any rental property without notice or the rental guest being present. Rental guest assumes the risk of injury or other losses relating to any recreational activities that rental guest and rental guest’s guests engage in and will hold Gebers LW LLC & Little Wolf Cabins and ATV Rentals , its related entities and the rental property owner harmless with respect thereto. Facsimile and other electronic copies of this manually executed Agreement shall be fully binding and effective for all purposes and shall be given the same effect as original signatures.

ATV Rental Terms & Conditions:
The rental fee includes two trail maps and a full tank of gas.
MACHINE MUST RETURN WITH FULL TANK OF GAS OR A $30 FEE WILL BE ASSESSED.
HOURS: 9 AM – 6 PM
RESERVATIONS: Reservations can be made on our website 24/7 or by phone or email.
DEPOSIT: We require $100 non-refundable deposit at the time of booking and balance is due 14 days prior to arrival.
DRIVERS: Must be 25 years or older and hold a valid driver’s license.
SECURITY/DAMAGE DEPOSIT: On the day of your rental, Little Wolf ATV Rental will preauthorize $1000 on your credit card. The full amount of the refundable deposit must be available in order to rent ATV. The renter is responsible for all damages incurred to the ATV while in the renter’s possession. The damage deposit is used to cover loss, damages, and expenses associated with the operation of your rental. The list of charges below is an example of the kinds of fees that may be incurred in the event of a loss. It is our policy to charge the credit card in full once damage has been observed. * Parts to repair to tire, rim, body of vehicle, roof and accessories. (We offer an optional Tire/Rim Insurance for $25 per rental, we can add this to your rental at the time of booking or prior to heading out on the trails, just let us know you opt for this so we can include it in your rental.) * Labor for repair. * Loss of rental income (if the unit is not able to be rented due to damage, loss or needed repairs). * Recovery fee for vehicle. * Other accessories included but not limited to GPS, air compressor, rear view mirrors. * Acceptable tire tread-wear is expected, however excessive wear/damage will be charged $250/per tire.
WHAT SHOULD YOU BRING:

* Several layers of clothing
LATE FEES: A $25 late fee will be assessed for every fifteen minutes the machine is returned late.
RESERVATION REFUNDS: Please call/text 479-588-1343 to cancel your reservation. Cancellations cannot be made online. All cancellations will be charged a $100 cancellation fee. Full refund minus the $100 cancellation fee if cancellation is made 48 hrs prior to reservation start time. A one-time courtesy reservation rescheduling is based on rental availability. There are NO cancellations or refunds for weather. All of our UTV’s have roofs & windshields to keep most of the weather out.
DELIVERY TO CABINS NEAR WOLF PEN GAP TRAILHEADS. On your day of reservation, pick up your ATV at the garage located at the front of the property. If you require your ATV to be delivered, there is a fee, depending on distance and location.
PETS: Pets can ride with guests as long as you have a towel or seat cover to keep toe nails from poking holes in our seats.
UPON CONFIRMATION OF YOUR RENTAL, YOU AGREE TO THE FOLLOWING WAIVER OF LEGAL RIGHTS AND RISK:
UTILITY TERRAIN VEHICLES (UTV) RELEASE OF LIABILITY, VOLUNTARY WAIVER OF LEGAL RIGHTS, AND ASSUMPTION OF RISK
Riding Utility Terrain Vehicle (UTVs) is an activity carrying risks of serious personal injury, death, or property damage. I also know that there are natural, mechanical, and environmental conditions and risks that independently or in combination with my activities may cause injury or even death to me or others as well as property damage. I know that operating an UTV has been known to cause injury and death due to the risks inherent in the operation of the vehicle itself as well as where and how they are operated.
Being fully aware of the risks, conditions, and hazards of the proposed activity as a participant, and in consideration for the enjoyment and experience of being able to rent and operate an UTV in the Arkansas wilderness, I HEREBY AGREE TO WAIVE, RELEASE AND DISCHARGE in advance Gebers LW LLC & Little Wolf ATV Cabins & ATV Rentals and any owners, employees of said company (hereinafter all collectively referred to as RELEASEES) from any all liability, claims, for damages for death, personal injury or property damage which I may have or which may hereafter accrue to me as a result of my participation in the UTV riding activity arising out of this rental agreement, whether known or unknown at this time, even accept all responsibility for the risks, conditions, and hazards which may occur, whether they be known or unknown. Arising from any accident, injury, or property damage whatsoever, related to resulting from or in any way connected with customer’s participation or operation of said UTV.
This release contains the entire agreement between the parties hereto, shall not be altered except in writing signed by both parties, and shall be considered a contractual agreement and not a mere recital. The customer further states that he or she carefully read this entire agreement, signed or his or her own free will, and on behalf of any minor child or children within customers’ charge and in so doing, acknowledges and agrees to abide by the following express terms and conditions.
VIOLATION OF ANY OF THE BELOW MAY RESULT IN IMMEDIATE TERMINATION OF UTV RENTAL WITHOUT ANY REFUND
1. I understand that UTVs are four-wheeled gasoline-powered vehicles that can achieve speeds of over 30 miles per hour, and can suddenly and violently accelerate, tum, overturn (especially on inclined surfaces), and/or lose control, depending upon my operation, terrain, and or weather conditions. I AM AWARE THAT THE USE OF UTVs MAY BE HAZARDOUS AND I HAVE ELECTED TO VOLUNTARILY PARTICIPATE IN THIS ACTIVITY WITH FULL KNOWLEDGE ACCEPTANCE AND ASSUMPTION OF ANY AND ALL RISKS OF PERSONAL INJURY OR DEATH.
I acknowledge that failure to observe and abide by the following may unreasonably or unnecessarily endanger life, limb, and property including, but not limited to the following:
* NO more than two people per 2-Seater, three people per 3-Seater, and no more than six people on a 6-Seater.
* NO ONE UNDER THE AGE OF 25 MAY DRIVE UTV (Utility Terrain Vehicle).
* NO riding in creeks ANYWHERE or riding on private property or private drives.
* NO jumps, stunts, bumping, cutting in front of other vehicles or UTVs, stop or gunning the UTV or other reckless driving or operation at any time.
* NO riding into any mud holes, mud pits or unauthorized areas deep in water to prevent damage to the rental unit. Power sliding, or drifting, is extremely dangerous, therefore I agree in not attempting that.
* NO driving too fast for the conditions, visibility, or experience. Drivers are aware of and must be alert for the possibility of hidden dangers when riding over unfamiliar terrain.
* NO side-hitting to keep from turning over, you must go directly up and down all trails and roads. Stay away from, or use extreme caution on or near, all public roads and vehicular traffic.
* NO coasting downhill with transmission in neutral.
* NO operation of the UTV outside of the designated areas and trails.
* NO operation of the UTV close to any other vehicle or other UTVs.
* NO riding too closely behind other Utility Terrain Vehicles keep at least four UTV lengths behind another UTV.
* NO horseplay at any time or overtaking other UTVs at any time. This is dangerous and not allowed.
1. l warrant that both myself and my minor children (where applicable) must act responsibly and in a careful manner as mature adults in operating the UTV and state that I have medical condition(s) or disabilities incompatible with the safe operation of an UTV. I acknowledge that no-One under the age of 25 may drive the UTV under any circumstances.
2. I acknowledge that I am not permitted to operate an UTV while under the influence of, or in any way, impaired by any drug (legal or illegal) or alcohol by initialing. I hereby warrant that I am not under the influence, or in any way impaired, by drugs and/or alcohol.
3. I acknowledge that I have had the opportunity to ask questions regarding the safe operation of any UTV and read all relevant and necessary safety and/or operational information before commencing the operation of a UTV.
4. I agree not to operate the UTV outside designated areas.
5. I agree to pay repair costs for any damage to the UTV covered by this rental agreement other than ordinary wear and tear. I further agree to hold harmless and indemnify RELEASEES for all loss or damages (including theft) to MYSELF or other person, objects, or property, including but not limited to, any eyewear (prescription or nonprescription eyeglasses, contact lenses, sunglasses, etc.) cash, jewelry, electronic equipment including cell phones, cameras, and other personal property, caused by, or arising out of MY use or operation of the rented UTV.
I acknowledge that my UTV rental is optional, and a voluntary activity undertaken by MYSELF.
1. Except where such terms would be inconsistent with the terms of this WAIVER AND RELEASE OF LIABILITY, the terms and conditions of MY contract are hereby incorporated by reference as though fully set forth herein and shall be applicable to any claim, demand, suit, or action arising from my rental, participation, use or misuse or operation of said UTV.
OPERATING REQUIREMENTS: You must be 25 years of age or older AND hold a valid driver’s license to rent UTV. The driver’s license must be presented on the day of your rental.
PASSENGER REQUIREMENTS: A passenger is someone who will strictly remain a passenger and WILL NOT drive the rental vehicle.
SECURITY/DAMAGE DEPOSIT: On the day of your rental, Gebers LW LLC/Little Wolf Cabins & ATV Rentals will request a credit card to be held on file. If there is any damage to the machine, your card will be charged accordingly. NO EXCEPTIONS!
The credit/debit card is used to cover loss, damage and expenses associated with the operation of your rental. The list of charges below is an example of the kinds of fees that may be incurred in the event of a loss. It is our policy to charge the credit card in full once damage has been observed. I acknowledge that I will provide a debit/credit card on my day of rental, or I will opt to pay $1000 in cash as a security and damage fee as well as it being up-to Gebers LW LLC/Little Wolf Cabins & ATV Rentals and their staff to determine final pricing costs based on their sole discretion and not of mine. If there is no damage, the $1000 will be returned once the machine has been checked in and staff has looked at the machine.
* Parts to repair; damage to tire, windshield, rim, body of vehicle, roof, and accessories. (There is an OPTIONAL $25 Tire & Rim Damage Insurance fee. If the renter chooses to pay the $25 Tire & Rim Insurance fee, it will cover any damage to all tires and rims. This will cover the entire rental period. FYI, tire and rim replacement is in excess of $300 per tire, so we HIGHLY recommend you choose the Tire & Rim Damage Insurance.)
* Labor for repair.
* Loss of rental income (if the unit is not able to be rented due to damage, loss or needed repairs)
* Recovery fee for vehicle.
* Other accessories include but are not limited to GPS, air compressor, rear view mirrors, jacks etc.
* All UTV’s have tracking GPS devices to monitor location, speed, and SOS signals. The GPS tracking device must always be on. If the GPS tracking device has been manually turned off while in possession of riding or if operating at unsafe speeds (excessive acceleration over 50 mph) the $1000 security and damage deposit or charge to your credit card will NOT be refunded! NO EXCEPTIONS!
NOTE: Acceptable tire tread-wear is expected, however excessive wear/damage will be charged. $300 per tire if you choose NOT to take the Tire & Rim Damage Insurance.
GPS NAVIGATION: Maprika GPS on ski map is a free mapping app for iPhones and Androids with more than 15,000 maps to download and available on the Apple Store or get it on Google Play (download the 2023 OMTAC map). Maprika GPS on ski map allows you to share your location with family and friends. Avenza Maps is also an offline map, GPS location, and is digital mastered on your phone or tablet. Stay safe and aware of where you are use these maps on your mobile devices and locate yourself without the internet or network connections.
